Business terms
Updated 26 September 2026
These terms apply to businesses offering their services on Koillishub. In short: listing is free, Noxisfin charges a 10% commission only on bookings paid online and refunds it in the same proportion as the payment is refunded to the customer, the customer's payment goes directly to the business's own Stripe account, and the business sells and provides its services in its own name.
1. Parties and definitions
These business terms are an agreement between Noxisfin Oy (business ID 3584061-6, VAT number FI35840616, Torangintaival 16, 93600 Kuusamo, Finland, info@noxisfin.com) and a business registered on Koillishub. They apply to the koillishub.fi website and the business portal app.koillishub.fi. In these terms, “we” means Noxisfin.
The following terms are used:
- Noxisfin: Noxisfin Oy, which operates Koillishub.
- Koillishub: the koillishub.fi website, its booking system and the business portal.
- Business: a trader offering its services on Koillishub. In the terms of use and the booking and cancellation terms, a business is called a provider.
- Customer: a person or company booking a business's service through Koillishub.
- Online booking: a booking made through Koillishub and paid online.
- Commission: Noxisfin's fee on online bookings under section 7.
- Portal: the business portal where the business manages its details, services and bookings.
2. Noxisfin's role
Noxisfin provides an online intermediation service. Noxisfin does not sell the business's services, is not a party to the contract between the business and the customer, and does not act as the business's agent or payment collector. The contract for a service is always made between the customer and the business, and the business sells its services in its own name.
Noxisfin does not receive, hold or pay out customers' payments. An online payment goes directly to the business's own Stripe account (section 8).
Noxisfin does not sell its own services to customers on Koillishub and does not give preference to any business. The only thing Noxisfin sells to businesses is the extended image gallery described in section 11, which does not affect visibility. No ancillary products, such as insurance, are sold to customers on Koillishub. The business may describe its own additional services in its service descriptions.
The business may sell the same services through other channels at any price and on any terms. Noxisfin does not restrict the business's pricing elsewhere.
3. Registration and approval
The business registers in the portal by providing its business ID, official name, email address and a password. The person registering confirms that they are entitled to represent the business. During onboarding, the business also provides its address and other details shown to customers.
Only a trader with a Finnish business ID can register. Noxisfin checks each business before its services become visible to customers. Before approval, the business can prepare its services in the portal, but they are not shown on the website and cannot be booked.
Noxisfin may decline to approve a business, for example if its details are incomplete or incorrect, its services are not connected to Koillishub's area (section 2 of the terms of use) or a service is unlawful. We give the reason for a rejection by email. The business can reply and ask for a new review. Noxisfin may then return the business to review, after which the business can correct its details in the portal.
The business keeps its login details confidential and is responsible for actions taken with them. Suspected misuse must be reported without delay to info@noxisfin.com.
The business accepts these terms when registering. The terms are always available at koillishub.fi/en/business-terms.
4. The business's obligations
The business sells and provides its services itself and is responsible for them towards the customer. In particular, the business undertakes the following:
- Details: the business's name, business ID, address, phone number and email are correct and up to date. The name, business ID and address are shown on the service page and before payment, the phone number on the service page and in the booking confirmation, and the email in the booking confirmation. The name, business ID and address are also on the receipt for an online payment.
- Prices: prices are stated in euros including any applicable VAT, and the customer is not charged anything beyond the charges shown before payment.
- Descriptions: the description, duration, content, availability and cancellation policy of each service are truthful and sufficient for the customer to make a decision.
- Permits and safety: the business holds the permits, notifications and insurance its services require. Where consumer safety law applies to the service, the business meets its obligations, for example by preparing a safety document and notifying the supervisory authority.
- Delivery: the business delivers booked services as agreed, is liable for defects and handles customer complaints.
- Consumer protection: the business complies with the Finnish Consumer Protection Act, including the mandatory rules on the right of withdrawal and liability for defects (section 9).
- Calendar: the business keeps its availability and calendar up to date so that times it cannot deliver cannot be booked on Koillishub.
- Customer service: the business responds to customer enquiries within a reasonable time.
- Taxes and accounting: the business is responsible for its own taxes, VAT and accounting.
- Lawfulness: the business confirms that its services and content are lawful.
5. Receipts
After an online booking, Koillishub automatically sends the customer a receipt. The receipt is issued in the business's name and is based on the details the business has provided. The business authorises Noxisfin to prepare and send the receipt on its behalf.
In the portal, the business selects the correct VAT rate for each service (25.5%, 14%, 10% or 0%). If the business is not liable for VAT, it selects 0%, and no VAT is shown on the receipt. The default for a new service is 25.5%, and the same rate is used on the receipt if no rate has been saved for the service. The business is responsible for ensuring that the receipt details and the VAT rate are correct and, where necessary, gives the customer a corrected receipt or other proof of purchase.
6. Content and licence
The rights to the content the business publishes remain with the business or its licensors. The business confirms that it is entitled to publish the content and that any identifiable people in its images have given their consent.
The business grants Noxisfin a royalty-free, non-exclusive right to store, display and publish the content on Koillishub and in Koillishub's marketing for the duration of the agreement. Noxisfin may make technical changes to the content, such as cropping, resizing and converting images. Noxisfin does not pass the content to third parties other than Koillishub's technical suppliers and does not use it to train artificial intelligence models.
Koillishub's pages appear in search engines. The pages also contain structured data about the business and its services for search engines. Noxisfin may present the business's services in Koillishub's own channels, such as social media. Services are not passed on to other sales channels or partners.
The licence ends when the business removes the content or the agreement ends. Marketing posts published earlier need not be removed, but we will remove them at the business's request where reasonably possible.
Content must not be unlawful, misleading or offensive, and must not infringe anyone's rights.
7. Free listing and commission
Registering, listing services and using the portal are free of charge for the business.
Noxisfin charges a commission of 10% of the total price, including any applicable VAT, of each booking paid online. The commission is rounded to the nearest cent and deducted automatically from the payment when it is made. The commission is shown in the portal's Finance view and in the business's Stripe dashboard.
The commission is an all-inclusive price that includes any VAT Noxisfin must pay on it. No other charges are added on top of it. Each month Noxisfin gives the business an invoice or other voucher suitable for accounting, showing the commissions and their VAT.
No commission is charged on bookings that are not paid online through Koillishub, such as bookings the business records in the portal itself or services agreed directly with the business.
Commission is charged only on the part of the payment the business keeps. If a payment is refunded to the customer in full or in part, or the business loses a payment dispute, the commission is refunded to the business in the same proportion. Example: on a booking of 200 euros the commission is 20 euros. If 50 euros are refunded to the customer, 5 euros of the commission are refunded to the business. When the whole payment is refunded, the whole commission is refunded.
Stripe's own payment processing fees are charged by Stripe to the business's account according to Stripe's pricing. They are not Noxisfin's revenue.
8. Online payments and Stripe account
Online bookings require the business to have its own Stripe account connected to Koillishub through the portal. The payment service is provided by Stripe Payments Europe. The business makes its own agreement with Stripe and accepts Stripe's terms. Stripe verifies the business's details and pays funds out to the business's bank account on Stripe's schedule.
The customer's payment goes directly to the business's Stripe account, and Noxisfin's commission is deducted from it. The business authorises Noxisfin to take the following actions on the business's Stripe account that Koillishub's features require: to create payments, to deduct the commission, to carry out refunds the business makes in the portal, and to make the automatic refunds described in section 9. Through Stripe, Noxisfin sees the status of payments, refunds and disputes.
If the business has no active Stripe account, its account is disconnected from Koillishub or Stripe restricts the account, services cannot be booked online. The services may still be shown on the website with the business's contact details. Noxisfin is not responsible for Stripe's operations, payouts or any restrictions Stripe places on the account.
9. Cancellations and refunds
The business may choose a cancellation policy for each service: flexible (full refund if the customer cancels at least 24 hours before the start), moderate (7 days) or strict (14 days). The business may also leave a service without a cancellation policy. The business may add its own note to the policy. The policy is saved to the booking when the booking is made, and later changes do not affect existing bookings. We recommend choosing a policy, because without one the business's right to keep any of the payment is limited to its actual loss.
Refunds are determined as follows. If the business cancels a booking, the customer always receives a full refund. If the customer cancels by the policy deadline, the customer receives a full refund. If the customer cancels after the deadline, the business decides on a refund between zero and the full amount. If the service has no cancellation policy, the business decides on the refund, but it may keep no more than the actual loss the cancellation caused, and it must deduct from that loss whatever it earns by reselling the released time. The portal default is 0 euros, so the business must itself ensure that the refund complies with these terms and the law.
The business's decision must always comply with mandatory law. Where the customer has a 14-day right of withdrawal (for example maintenance, cleaning and home services for cottages and homes, and maintenance and repair work) and uses it, the business refunds the full amount no later than 14 days after the notice of withdrawal reached the business. The business may deduct only the part performed at the customer's express request during the withdrawal period. The rental of a cottage or other accommodation counts as accommodation and carries no right of withdrawal. If it is unclear whether a service carries a right of withdrawal, the right of withdrawal applies.
If the customer cancels repair, maintenance, installation or cleaning work before it is completed, the business may, in accordance with Chapter 8, section 30 of the Finnish Consumer Protection Act, only claim payment for work already done, compensation for costs that become useless because of the cancellation, and reasonable compensation for other loss. Other loss is not compensated if the cancellation is due to force majeure.
The customer cancels a booking or withdraws by notifying the business directly. Noxisfin is an intermediary service that does not receive or handle cancellations or notices of withdrawal; if a customer sends one to Noxisfin, Noxisfin refers the customer to the business. The business confirms receipt to the customer by email without delay. If the booking was paid online, the business records the cancellation in the portal without delay and enters a reason, which is shown to the customer. The business is responsible for giving its customers the information and means required by law for exercising the right of withdrawal.
Whether the customer cancelled in time depends on when the cancellation reached the business, not on when it was recorded. The portal compares the deadline with the time of recording. If the customer's cancellation arrived in time but is recorded later, the business must still refund the full amount.
Refunds are made from the business's Stripe account to the customer's payment method, and the commission is refunded in the same proportion. Refunds the business makes in its Stripe dashboard are also recorded in Koillishub. Noxisfin is notified when a customer does not receive a full refund and may ask the business for an explanation.
If the customer's payment completes only after the hold period has ended, the booking is confirmed if the time is still free. If the time has already been booked by someone else, the payment is automatically refunded to the customer in full and no commission is charged.
10. Payment disputes
A customer may dispute a card payment through their card issuer. Stripe debits the disputed amount and any dispute fees from the business's Stripe account under Stripe's terms. The business handles the dispute in its own Stripe dashboard and submits its evidence within Stripe's deadline.
Noxisfin monitors the status and deadline of the dispute and may remind the business, but does not handle the dispute on the business's behalf. A disputed payment cannot be refunded in the portal until the dispute has been resolved.
If the business wins the dispute, the commission stands. If the business loses the dispute, the commission is refunded in the same proportion as the business lost of the payment.
11. Extended image gallery
The extended image gallery is an optional add-on priced at 29 euros including VAT (VAT 25.5%). It is paid as a one-off payment to Noxisfin in the portal through Stripe, and the business receives a receipt by email.
The extended image gallery raises the maximum number of images for each service from three to fifteen. Service images are shown on the Koillishub website. The add-on remains in effect for as long as the business has a Koillishub account. The extended image gallery does not affect ranking or otherwise affect the visibility of services.
This is a business-to-business purchase of a digital service delivered immediately, so the consumer right of withdrawal does not apply. The payment is refunded if the add-on does not work for a reason attributable to Noxisfin and the fault is not fixed within a reasonable time.
12. Ranking and visibility
Koillishub shows services in the order they were added: the most recently added service first. The order depends on when the business created the service in the portal, not on when it was approved or edited. If services were created at the same time, a technical identifier decides the order. There are no other ranking criteria.
Customers can filter results by area, category and search term. The search term is matched against the service name, description, category and subcategory. Filters only affect which services are shown, not their order.
We chose this order because it is simple, treats all businesses the same way and brings newly added services into view. Visibility cannot be bought, and neither the extended image gallery nor any other add-on affects ranking.
A service is shown on the website when the business has been approved and the service is marked active. Online booking also requires an active Stripe account. Changes to the ranking criteria are notified in accordance with section 18.
13. Data available to the business and to Noxisfin
In the portal, the business sees the details of its own bookings: the customer's name, email address, phone number and any address, the time, number of people, price breakdown, refunds, dispute status and cancellation policy. Commissions are shown in the Finance view. The business also receives an email for each new booking. The business cannot see other businesses' data or customers' payment card details.
Noxisfin has access to all data stored in Koillishub, such as data on businesses, services, bookings and payments. Noxisfin uses it to operate and develop Koillishub, to track commissions and for accounting, to prevent misuse and to meet legal obligations. Data that Noxisfin processes on the business's behalf (section 14) is used only in line with the business's instructions.
Noxisfin does not sell data. Data is disclosed only to Stripe for payment processing (the customer's name is stored in the payment metadata on the business's Stripe account), to Koillishub's technical suppliers as described in the privacy policy, and to authorities where the law requires. Any statistics shown in the portal cover only the business's own data.
When the agreement ends, the business's access to the portal is closed. The business may request a copy of its own booking data within 30 days of the end of the agreement by sending a request to info@noxisfin.com. Booking and payment data related to accounting is retained for the period required by law.
14. Personal data
Noxisfin is the controller for data relating to Koillishub user and business accounts, the intermediation of bookings, commissions, the prevention of misuse and statutory reporting. This processing is described in the privacy policy.
The business is an independent controller for the customer data it receives through bookings. The business may use it to handle the booking, for customer service and to meet its legal obligations. The business may carry out direct marketing only within the limits of the law, for example email marketing only with the customer's consent or within a customer relationship where the law permits it. The business is responsible for its own data protection.
Booking and payment data is retained for the period required by the Finnish Accounting Act even if the business requests deletion or the agreement ends.
When the business records its own bookings or customer data in the portal that does not come through Koillishub, Noxisfin processes it on the business's behalf as a processor. The processing covers these bookings and customer data (name, contact details, address and booking details), and the data subjects are the business's customers. The purpose is to provide the portal's booking and customer management features, and the processing lasts for the duration of the agreement. In that case Noxisfin:
- processes the data only in line with the portal's features and the business's instructions and does not use it for its own purposes
- keeps the data confidential and secure, and the people processing it are bound by confidentiality
- uses only the sub-processors listed in the privacy policy and notifies the business of changes to them in advance by email, in which case the business may object by terminating the agreement
- transfers data outside the EU and EEA only with safeguards under Chapter V of the GDPR
- helps the business respond to data subject requests and personal data breaches
- deletes or returns the data when the agreement ends, subject to statutory retention periods
- provides the business with the information it needs to verify these obligations and allows a reasonable audit at the business's expense.
15. Information for the Tax Administration
If Noxisfin has a legal obligation to report information on Koillishub businesses to the Finnish Tax Administration (the reporting obligation of platform operators, known as DAC7), the business provides the required information on request, such as its name, address, business ID, VAT number, bank account details and the addresses of accommodation properties. The information is reported to the Finnish Tax Administration, which may pass it on to the tax authorities of other EU countries. Noxisfin tells the business what information has been reported about it.
If the business does not provide the information despite two reminders, Noxisfin suspends the business's visibility and may terminate the agreement in accordance with section 16, as the law requires. Visibility is restored once the information has been provided.
16. Suspension and termination
Noxisfin may, for a justified reason, suspend the business's visibility, in which case the business's services are not shown on the website and cannot be booked. For a justified reason, Noxisfin may also terminate the agreement. Such reasons include incorrect or incomplete business details, unlawful or misleading content, repeated justified customer complaints, failure to deliver bookings, misuse of payment disputes or refund rules, failure to provide legally required information, misuse of login details and any other material breach of these terms. We use these measures diligently, objectively and proportionately. We take into account the rights of everyone involved and choose the least severe measure that is sufficient, for example by first asking for content to be corrected.
We notify the business by email of a suspension no later than when it takes effect. The notice states the measure and its duration, the facts leading to it, the section of these terms or, if content is considered illegal, the legal provision and the reason, and how the decision can be challenged (this section, section 20 and the courts). Decisions are always made by a person.
We notify the business by email of the termination of the whole agreement, with reasons, at least 30 days before it ends. We may terminate the agreement without notice only if required by law or an order of an authority (for example missing tax information under section 15), if there is a compelling reason under the law, or if the business has repeatedly breached these terms. Even then, reasons are given without delay.
The business has 14 days from receiving the notice to send its response to info@noxisfin.com. We review the response, and if the decision proves unfounded, we restore the business's visibility and access without delay.
When a business's services are removed from view, the business must deliver bookings already paid for or cancel them with a full refund to the customer. Noxisfin may inform customers of the situation where necessary.
17. The business's right to terminate
The business may terminate the agreement at any time by writing from its account email address to info@noxisfin.com. We remove the business's services from view without delay. The business delivers bookings already paid for or cancels them with full refunds. The extended image gallery fee is not refunded if the business terminates the agreement itself. Access to data after termination is described in section 13.
18. Changes to these terms
Noxisfin notifies changes to these terms to the business's email address at least 15 days before they take effect. If a change requires the business to make significant technical or commercial adjustments, the notice period is longer.
The business may terminate the agreement before the change takes effect. The business may also waive the notice period in writing or by a clear affirmative action. Publishing a new service during the notice period counts as a waiver, unless the change requires significant technical adjustments.
The notice period does not apply if the change results from a legal or regulatory obligation, or if it is necessary to address an unforeseen and imminent risk of fraud, malware, spam, data breaches or other cybersecurity risks. The terms are not changed retroactively unless the law requires it or the change benefits the business.
19. Limitation of liability
Noxisfin aims to keep Koillishub running without interruption but does not guarantee it. Koillishub may be unavailable because of maintenance, faults or third-party services such as Stripe. Noxisfin is not responsible for customers' actions or ability to pay, or for the business receiving any particular number of bookings.
Noxisfin's liability is limited to direct damage. The maximum is the greater of 500 euros or the total commissions charged to the business in the 12 months preceding the damage. Noxisfin is not liable for indirect damage, such as lost revenue or profit. These limitations do not apply to damage caused intentionally or through gross negligence.
Any claim for damages must be made within six months of when the business discovered, or should have discovered, the grounds for the claim.
The business is responsible for its services and content. If a customer, authority or other third party makes a claim against Noxisfin arising from the business's service, content or breach of these terms, the business compensates Noxisfin for the reasonable costs and damage caused. This obligation does not cover a claim to the extent it results from Noxisfin's own conduct, such as an error in the booking system. Noxisfin notifies the business of the claim without delay and gives it an opportunity to respond before accepting the claim.
Neither party is liable for delay or damage caused by an impediment beyond its control that it could not reasonably have taken into account (force majeure).
20. Complaints and dispute resolution
The business may file a free complaint about Noxisfin's actions, technical problems or decisions concerning the business by writing to info@noxisfin.com with the subject “Business complaint”. The complaint should explain what the matter concerns and what the business is asking for. Complaints are handled by a person. We confirm receipt and reply within 14 days. For more extensive matters, we give an estimate of how long handling will take.
The parties will first try to resolve disagreements through negotiation. They may also agree case by case on voluntary mediation, for example with a mediator of the Finnish Bar Association. Mediation does not prevent either party from taking the matter to court.
Disputes are settled at first instance in the district court of Noxisfin Oy's registered domicile.
21. Governing law and language
These terms are governed by Finnish law. The terms are drawn up in Finnish and English. If the language versions differ, the Finnish version prevails.
22. Other terms
Noxisfin may transfer this agreement to a new owner together with the Koillishub business by notifying the business in advance. The business may not transfer the agreement without Noxisfin's consent. If any term is found invalid, the remaining terms stay in force.
23. Contact details
Noxisfin Oy, business ID 3584061-6, VAT number FI35840616, Torangintaival 16, 93600 Kuusamo, Finland. Email info@noxisfin.com. We reply in Finnish and English. The same address is our single point of contact under the EU Digital Services Act for both users and authorities.
24. Entry into force and version
Version 1.0. These terms apply to new businesses from 26 September 2026. For businesses already registered, they take effect 15 days after they have been notified by email, and they replace the terms previously shown on the business portal's Terms page. Previous versions are available on request from info@noxisfin.com.
